Decide Your Price & Get Pre-Approved

STEP 1:

Before you get started, it’s a good idea to speak with a mortgage broker to help determine what’s in your price range. To do this, your mortgage broker will ask you for information about your income, savings, assets, recent tax returns, and what amount you plan to have for a down payment. They will also explain the different types of mortgages that are available to you. By working with a mortgage broker, you can get pre-approved--and you can begin your search knowing you’ll be looking at properties that will stay within your budget.

STEP 2:

The role of an Exclusive Vancouver agent is to be your advisor, consultant and negotiator. We’re your champions. Once you contact us, we can share our expertise on Vancouver neighbourhoods, current market conditions, what properties are currently listed at, and what they’ve sold for. Then, we’ll guide you through the home buying process, and negotiate the best possible price and terms on your behalf.

Determine What’s Right For You

STEP 3:

Our Dream Home Checklist will help you determine what you want to buy. Keep in mind immediate needs, future plans, and lifestyle, and decide which neighbourhoods are best suited to your plans. It’s also important to consider what type of home you want (detached, attached, apartment, presale, and resale are just some examples). Once you know what you want, we’ll be there to guide you, every step of the way.

Find the Right Space

STEP 4:

Once we’ve talked through your goals, we’ll use our expertise and MLS (a comprehensive home search system) to give you optimized information on homes that will interest you--homes that will satisfy your immediate needs, future plans, lifestyle, and ideal neighbourhood.

Make an Offer, Negotiate, and Accept

STEP 5:

Together, you and your Exclusive Vancouver agent will review an offer to ensure you fully understand, and are comfortable with, all the terms and conditions included in the document. From there the best price and terms will be negotiated for the home. Once the offer is accepted, you will be guided through the due diligence and subject removal period. Upon subject removal, and before closing, your agent will manage any administration needs and help you get ready for moving day.

Prepare to Move

STEP 6:

Once you have a firm contract, it’s time to prepare for moving day. You’ll want to set up utilities and other services, like phone, cable, and internet in advance. Another key arrangement is getting your mail forwarded to your new address. If you’re a renter, remember to give your landlord notice. Taking time to prepare these things well in advance will ensure a smooth transition to your new home.

Wrap Up on Closing Day and Possession Day

STEP 7:

The closing day is the day that funds transfer from the buyer to the seller, and the title to the property transfers from the seller to the buyer. Typically, possession (the day you get keys) occurs the day after closing. Your lawyer completes the paperwork necessary to ensure the title is clean, clear, and transferred, and payments are finalized. Now all that’s left to do is pat yourself on the back.
