DECIDE YOUR PRICE

Our sales strategy includes a comparative market analysis of properties. Based on the data and other market insights, we begin to develop a tailored pricing strategy that meets your needs and expectations. Further to a pricing strategy, we analyze market trends and forecasts while utilizing target market and demographic research to help you find the right buyers.

STAGING SERVICES

The goal of staging is to make your home appealing to the highest number of potential buyers, which in turn will assist in selling the property more swiftly and for more money. Staging techniques improve a property's appeal by ensuring it is a welcoming, attractive product that any buyer can see themselves living in.

Staging is about taking your personalized spaces, creating an ideal ambiance for buyers so they can picture themselves living in the home and paying you the highest price possible. Staged homes also sell quicker than vacant properties.

We can advise you on how to declutter and give you ideas on how to move your accessories and furniture that will make your home a more attractive first impression. We can also recommend and assist in coordinating a professional staging company to execute the attractive features of your home while downplaying any flaws. 

PROFESSIONAL PHOTOGRAPHY AND VIDEO TOUR

It’s been said that a picture is worth a thousand words. On the internet, where most home buying research begins, a picture is also what attracts attention to your property--so you want it to be good. To give your property the upper hand, we offer professionally produced photography and videos to help showcase listings in the best possible light. These photographs are also used to create impactful print marketing.

FLOORPLAN

We develop a computer-generated floorplan for all new listings, to assist buyers. By giving them a strong understanding of the layout and size of your property, we can also suggest ideas for furniture placement, and help them visualize their potential new home. This is also an excellent complement to our photography and video tour service.

MULTIPLE LISTING SERVICE

All participating real estate brokers use the private Multiple Listing Service (MLS) database as their primary tool to share information about listed properties. When we upload your listing to the MLS database, the details regarding your property will be accessible via standard Realtor search tools. In addition to the broker database, a publicly-accessible version of the listing will be published on Realtor.ca and the Exclusive Vancouver website.

MARKETING COLLATERAL

To market your listing, we provide brochures, feature sheets, flyers, and direct mail pieces. These materials, designed by professionals in the creative industry, increase and enhance your listing's exposure to its target market.

SITE SIGNAGE

A large amount of public interest in a listing is a result of seeing a "For Sale" sign on the property. The site signage we provide will direct potential buyers to information about the property via phone or online.

Digital Marketing

Clients are often pleasantly surprised by our digital marketing firepower. We feature all new listings on the Exclusive Vancouver website, but we also make sure your property is covered on all the important real estate industry sites, like realtor.ca, realtylink.org, and BCcondos.net. We also take an always-on approach to social media and search engine marketing. New listings, open houses, and listing status changes are all covered in daily posts on all relevant social media platforms. This way, we harness our strong social media presence to make sure your listing gets seen by the right people.

ELECTRONIC MAILOUTS

We use the cutting-edge CRM software to manage interest in current listings, and email correspondence with our database of current and prospective clients. A comprehensive activity report is generated from each email sent out, summarizing and tracking those who opened or forwarded the listing in question.

SHOWINGS, OPEN HOUSES AND PERSONAL SELLING

All marketing efforts are lost if effective personal selling isn’t incorporated into the marketing program. This is where working with someone experienced truly matters. We’ve performed tens of thousands of buyer presentations, so you can rest assured that private showing appointments, agent open houses, and public open houses will be conducted by a licensed member of the Exclusive Vancouver team.

ACTIVITY AND MARKET UPDATES

We will keep you informed of current market trends, including information on price changes, sales of competing properties, and any other relevant news. You will also be sent weekly activity reports summarizing all telephone calls, emails, showings, and open houses, as well as analytics outlining your listing’s performance online. These activities and market updates will enable us to respond to market changes quickly.
